Decarbonisation and retrofit for buildings that have to stay operational

Rossair delivers gas removal, heat pump installation and low-carbon retrofit for NHS, education and commercial buildings in live, occupied environments. Named proof: Wembley Health Centre - full gas removal, zero clinical sessions lost. NCZ certified contractor.

What we deliver

Gas removal and low-carbon retrofit - delivered in live environments

Rossair delivers HVAC decarbonisation in buildings that cannot close during the works: NHS clinical environments, occupied education campuses, and working commercial buildings. We plan around operational constraints, phase plant changeovers, and deliver with zero downtime. Sustainability scope and NCZ-certified carbon accounting sit alongside. Decarbonisation is not just about technology - it takes planning, trade-offs and delivery discipline. That is why we engage the electricity network operator early, design for acoustic planning constraints from the start, and treat carbon as a design driver rather than an add-on.

Frequently asked

Questions about our decarbonisation service

Can Rossair deliver HVAC decarbonisation in a live clinical or occupied building?
Yes - and that is the harder version of this work. The Wembley Health Centre project is proof: full gas removal in a live NHS clinical environment with zero clinical sessions lost. We plan around operational constraints, infection-control requirements and clinical schedules.
Is Rossair eligible to deliver PSDS-funded decarbonisation projects?
Yes. Rossair has delivered PSDS-funded gas-removal projects. PSDS programmes are competitive and time-bound; get in touch with the estate and the funding round you are pursuing and we will confirm eligibility and the route from feasibility to handover.
What heat pump systems does Rossair install?
Rossair installs air source heat pumps (ASHP) and ground source heat pumps (GSHP) for commercial and public sector buildings. All installations are MCS certified. Brands include Mitsubishi Electric (Diamond Q Partner), Daikin and Samsung. The Chichester College Toshiba USX modular installation is documented in our case studies.
What are the hidden risks in a building decarbonisation project?
Three risks catch most estates teams out. First, electrical capacity: a fully electrified heating system puts significant new load on the building, and the district network operator (UKPN in London) can become the critical path - engage them early, before the design locks in. Second, acoustics: the noise impact of heat pumps is routinely underestimated and mitigation to satisfy planning can carry significant cost. Third, governance: public-sector decarbonisation carries a far heavier approvals and stakeholder load than like-for-like plant replacement. Rossair plans all three into the programme from the first survey - lessons learned delivering full gas removal at Wembley Health Centre in a live NHS building.
How long does a building decarbonisation project take?
Project duration is driven by building size, plant complexity, and the operational window the estate can give back to the contractor. Rossair provides a detailed programme at design stage with phasing to minimise disruption - typically 12-26 weeks on site for a single-building gas removal. The Chichester College 140kW heat pump was delivered from stock in 48 hours.
