What does commercial HVAC maintenance include?

Commercial HVAC maintenance is the planned servicing of a building's heating, ventilation and air conditioning - chillers, heat pumps, boilers, air handling units (AHUs), VRF and split AC, fan coil units and BMS controls - to keep them efficient, compliant and running. Planned preventative maintenance (PPM)

Every asset gets an SFG20 schedule of tasks and frequencies, graded Statutory, Mandatory or Optional. Engineers inspect, clean and adjust on that schedule so faults are found before they become breakdowns.

Compliance and safety

Statutory items are tracked with their due dates - F-Gas leak checks, Gas Safe work on boilers, EICR electrical testing and L8 water hygiene - so the building stays safe and audit-ready.

Energy efficiency

Clean filters and coils, a correct refrigerant charge and calibrated controls cut running costs. On a neglected system, full PPM typically saves 15-30% of the energy it was wasting.

How often should commercial HVAC be serviced?

Most commercial HVAC needs an engineer visit at least twice a year, with some assets checked quarterly. SFG20 sets the frequency for each asset type. Common cycles:

  • Air conditioning: biannual service
