What is a commercial HVAC system?

Commercial HVAC systems encompass integrated solutions designed to manage indoor temperature and air quality efficiently. Properly functioning HVAC systems are vital for creating comfortable, productive, and safe environments for employees, customers, and tenants.

How does Rossair maintain commercial HVAC systems?

Energy Efficiency

We help businesses reduce energy consumption by optimising commercial HVAC systems. Our regular inspections and adjustments enhance performance, reduce energy costs, and promote sustainability.

Preventative Maintenance

Unexpected breakdowns can be costly. Rossair proactively maintains your HVAC systems, conducting detailed inspections to identify potential issues early and ensuring continuous, reliable performance.

Compliance and Safety

Our technicians ensure your HVAC systems meet all relevant health, safety, and environmental standards, keeping your facility safe and compliant.

How long do commercial HVAC systems last?

Typical service life by system type, assuming a regular maintenance regime. Neglected systems usually fail at 60-70% of these figures.

System typeTypical lifespan
Split air conditioning12-15 years
VRF systems15-20 years
Air handling units (AHUs)20-25 years
Boilers15-20 years
Chillers20-25 years
Fan coil units15-20 years
Controls / BMS10-15 years

What are the best ways to maintain a commercial HVAC system?

  1. Keep Filters Clean: Regular cleaning or replacement improves air quality and efficiency.
  2. Monitor System Performance: Routine assessments help identify issues early.
  3. Remove Debris: Clearing external units maintains optimal airflow.
  4. Inspect Electrical Components: Regular checks prevent electrical faults.
  5. Address Leaks Promptly: Immediate leak repair ensures efficient operation.
  6. Professional Inspections: Regular inspections extend system lifespan and enhance performance.

Commercial HVAC - common questions

What does a commercial HVAC system include?
A commercial HVAC system is a coordinated set of equipment that manages indoor temperature, humidity and air quality. Typical components: chillers or heat pumps for cooling/heating production, boilers for back-up heating, air handling units (AHUs) for ventilation and filtration, ductwork and fan coil units for distribution, BMS controls for orchestration, and an electrical infrastructure. Rossair designs, installs and maintains all of these as integrated systems.
How long does a commercial HVAC system last?
Lifespans vary by component and maintenance regime. Typical expectations: split air conditioning 12-15 years, VRF systems 15-20 years, AHUs 20-25 years, boilers 15-20 years, chillers 20-25 years, fan coil units 15-20 years, controls/BMS 10-15 years (or until obsolescence). Well-maintained systems often exceed these. Neglected systems typically fail at 60-70% of expected life.
What does commercial HVAC maintenance typically cost?
Commercial HVAC PPM contracts typically run £400-£1,500 per significant unit per year depending on size, complexity and visit frequency. Boiler PPM runs £300-£800 per boiler per annum, chiller PPM £1,500-£4,000+ per chiller. Statutory work (F-Gas leak checks) is normally included in the contract. Rossair quotes bottom-up from the asset list - no flat per-square-metre rate.
When should I replace versus repair a commercial HVAC system?
Three triggers usually shift the calculation toward replacement: (1) repeat failures - if the same component fails more than twice in 18 months, replacement is usually cheaper; (2) energy efficiency - systems older than 15 years typically use 25-40% more electricity than current models, paying back replacement in 4-7 years; (3) refrigerant phase-out - R22 and R410A face F-Gas restrictions, so refrigerant-charged systems older than ~10 years should be replacement-planned.
Does Rossair work nationwide or only in the south?
Capital projects are delivered nationwide. Rossair has offices in Alton (Hampshire HQ) and London (Aldgate). The south of England is the densest coverage area because the Alton HQ is there; the London office handles M25 and the south-east. Multi-site clients with national footprints are routinely supported from those two bases with engineers travelling on-site.
Can Rossair retrofit existing commercial HVAC for decarbonisation?
Yes. Common retrofit paths: replacing gas boilers with heat pump chillers (eliminates Scope 1), upgrading to heat recovery VRF (cuts both heating and cooling demand), installing BMS upgrades for occupancy-based control, adding solar PV to feed the HVAC, and improving AHU efficiency with EC fans and heat recovery. Rossair scopes against an independently verified carbon baseline measured via the NCZ partnership.
