What does commercial air conditioning maintenance include?

Each commercial air conditioning service covers the full system, indoor and outdoor units, against the SFG20 task schedule for that equipment type:

  • Filters - Clean or replace to restore airflow and indoor air quality.
  • Coils - Evaporator and condenser coil check and clean to cut energy use and strain on the compressor.
  • Refrigerant - Charge and leak checks carried out under F-Gas by certified engineers, with records kept.
  • Electrical and mechanical - Safety checks, connections, fans and moving parts inspected for early signs of wear.
  • Condensate - Drains and pumps cleared to prevent leaks and water damage.
  • Controls and performance - Controls checked and the system tested against its design spec.
  • Job report - Issued within 24 hours of every visit, with findings and any recommended remedials.

How often should commercial air conditioning be serviced?

Twice a year as standard: once in spring before peak cooling demand, and once in autumn before peak heating demand for heat pump systems. High-use sites such as restaurants, server rooms and busy retail need quarterly visits. SFG20 sets the tasks and frequency for each piece of equipment, and we build your PPM schedule from your asset list.

What are the F-Gas requirements for commercial air conditioning?

Leak check frequency depends on the refrigerant charge, measured in tonnes of CO2 equivalent:

  • 5 tonnes CO2e or more - Annual leak check. Most commercial split and VRF systems fall here.
  • 50 tonnes CO2e or more - Leak check every 6 months.
  • 500 tonnes CO2e or more - Leak check every 3 months.

Leak check records must be kept for 5 years and shown to the Environment Agency on request. All refrigerant work is done by F-Gas certified engineers, and we also carry out TM44 air conditioning inspections for systems above 12 kW.

What does a commercial AC service cost?

A biannual PPM contract typically runs £150-£400 per split system per year. VRF systems are priced on indoor and outdoor unit count, and multi-site estates are priced bottom-up from the asset list against the SFG20 task schedule, not per square metre.
