Commercial electrical maintenance contracts from the engineers who already know your building

Planned electrical maintenance is the scheduled inspection, testing and servicing of a building’s electrical systems - distribution, lighting, emergency lighting, fire alarms and controls - so faults are found before they stop the building. Rossair runs it under an SFG20-scheduled contract with named engineers, a 24-hour job report after every visit and reactive cover for contract clients.

What we deliver

Planned electrical PPM, reactive cover and the compliance calendar in one contract

An electrical maintenance contract with Rossair covers three things. Planned tasks: distribution board inspections and thermographic checks, lighting and lighting-control servicing, monthly emergency lighting function tests and the annual full-duration test, fire alarm servicing and the five-yearly EICR, all scheduled to SFG20. Reactive cover: tripping supplies, lighting failures, faulty controls and power loss attended by the contract team, with the fault, the fix and any follow-up in a job report within 24 hours. The compliance calendar: every certificate, test record and next-due date held in one pack your auditor, insurer or fire risk assessor can read. Electrical sits on the same schedule as the heating, ventilation and air conditioning plant, so one contract and one account manager cover the whole building.

  • Electrical PPM scheduled to SFG20, visit frequencies set by asset and risk
  • Distribution board inspection, thermographic survey and protective-device checks
  • Emergency lighting monthly function tests and annual 3-hour duration tests to BS 5266-1
  • Fire alarm servicing to BS 5839-1 on the periodic schedule
  • EICR cycle managed - next-due dates tracked, testing phased, remedials completed
  • Lighting, lighting controls and small power maintained, LED upgrades planned from the asset list
  • Reactive electrical cover for contract clients, 24/7, 365 days, with a 24-hour job report

Years with Chichester College Group

Most buildings have a mechanical contractor and an electrical contractor, and the gap between them is where the problems live - the AHU that trips its supply, the BMS that nobody owns, the fire alarm interface nobody tested. Rossair maintains both sides. Chichester College Group has had mechanical, electrical and building services from the same contractor for over 20 years across 11 campuses, and that is the contract model we offer every estate.

Compliance

Compliance documentation included in every contract

  • SFG20Industry-standard maintenance specification - electrical tasks scheduled alongside mechanical plant.
  • EAWR 1989Electricity at Work Regulations - the maintenance duty the contract is built to evidence.
  • BS 7671IET Wiring Regulations - all remedial and installation work certificated to the current edition.
  • BS 5266-1Emergency lighting - monthly function and annual duration tests recorded in the logbook.
  • BS 5839-1Fire detection and alarm systems - periodic servicing by a competent person.
  • NICEICNICEIC-registered contractor - certificates issued under the scheme.
Frequently asked

Questions about electrical maintenance contracts

What is included in a commercial electrical maintenance contract?
Planned tasks scheduled to SFG20 - distribution board inspection, protective-device and RCD checks, thermographic surveys where the load justifies it, lighting and lighting-control servicing, monthly emergency lighting function tests, the annual full-duration emergency lighting test, fire alarm servicing and the EICR cycle. Reactive cover for electrical faults under the contract terms. And the compliance pack: every certificate, test record and next-due date in one place.
Can electrical maintenance be combined with HVAC maintenance?
Yes, and that is how most Rossair contracts run. Electrical and mechanical tasks sit on one SFG20 schedule, visits are combined where it makes sense, and one account manager reports on the whole building. It removes the gap between two contractors over who owns the BMS, the plant supplies or the fire alarm interfaces.
How often is electrical maintenance carried out?
It depends on the asset. Emergency lighting needs a monthly function test and an annual full-duration test. Fire alarms need periodic servicing, usually six-monthly, on top of the weekly test the responsible person carries out. Distribution boards are typically inspected annually, with a thermographic survey where loads are high. The EICR runs on a five-year cycle for most commercial premises and three years for industrial. The contract schedule sets all of this out per building.
What happens when there is an electrical fault outside working hours?
Contract clients have 24/7 reactive cover, 365 days a year. The call goes to the duty engineer, response time is as set out in the contract, and a job report follows within 24 hours stating the fault found, the work done and anything outstanding. For new enquiries without a contract we call back within one working day.
Who is responsible for electrical maintenance in a commercial building?
The duty holder under the Electricity at Work Regulations 1989 - normally the employer or the person in control of the premises, and in a tenanted building usually the landlord for the common parts and the tenant for their demise. The duty cannot be delegated, but the work can. A maintenance contract with a NICEIC-registered contractor, with records to show it, is how the duty is evidenced.
What does an electrical maintenance contract cost?
Contracts are priced from the asset list against the SFG20 task schedule - the number of distribution boards, emergency luminaires, fire alarm zones and lighting circuits, and the visit frequencies they need - not per square metre. A single-site office is typically a few thousand pounds a year; a campus or multi-site estate is priced as a programme after a survey.
