Commercial boiler installation and replacement

New boilers, boiler room replacements and plant room upgrades, designed around the building’s real heat demand. Work in occupied buildings is phased so schools, care homes and offices keep their heating.

Boiler servicing and heating PPM

Annual gas safety and boiler servicing by Gas Safe registered engineers, with SFG20-scheduled checks on pumps, pressurisation units, valves, flues and controls. Servicing is booked ahead of the heating season.

24/7 heating repair

Breakdown cover for boilers, pumps, controls and distribution. Contract clients get a 4-hour emergency response, and heating failures that affect vulnerable people are treated as emergencies.

Heat pumps and decarbonisation

Air source heat pumps, heat pump chillers and hybrid heat pump and boiler systems for estates moving away from gas, with the electrical capacity and emitter checks done first.

Controls and BMS

Time, temperature and zone control set to how the building is actually used. Poor controls are one of the most common reasons a commercial heating system costs more than it should.

Heating as part of one maintenance contract

Heating rarely needs a contractor of its own. Rossair looks after heating alongside air conditioning, ventilation, electrical and water hygiene under one planned preventative maintenance contract, with one account manager and one compliance pack. Yes. Rossair designs and installs commercial boilers and boiler room replacements, from single plant rooms to multi-boiler installations - including six boiler rooms at Southampton Science Park. Installations in occupied buildings such as schools and care homes are phased so the building keeps its heating.
How often should a commercial boiler be serviced?
At least once a year, with a gas safety check by a Gas Safe registered engineer. SFG20 sets out the full task list for each boiler type, and larger plant often has quarterly checks between the annual service. Rossair schedules boiler servicing ahead of the heating season so problems surface before the building needs the heat.
What does commercial boiler servicing cost?
Boiler PPM typically runs £300-£800 per boiler per year, depending on boiler size, type and the number of boilers on site. Multi-site and campus estates are priced bottom-up from the asset list against the SFG20 schedule. Installation and replacement are quoted per project after a site survey.
Can Rossair replace gas boilers with heat pumps?
Yes. Common routes are a full heat pump or heat pump chiller replacement, or a hybrid system that keeps the existing boiler as back-up while a heat pump carries the base load. Hybrid systems are usually the easiest first step. The building’s electrical capacity and emitter temperatures are checked first, because they decide what will work.
What happens if our heating fails out of hours?
Contract clients get 24/7 reactive cover with a 4-hour emergency response. Heating failures affecting vulnerable people - care homes, NHS sites, schools in winter - are treated as emergencies. A 24-hour job report follows every reactive visit.
Are Rossair heating engineers Gas Safe registered?
Yes. Gas work is carried out by Gas Safe registered engineers. Rossair is also NICEIC registered for the electrical side of heating plant and controls, and works to SFG20 for planned maintenance.
