Commercial HVAC & Air Conditioning Repair

When commercial heating, cooling or ventilation fails, we repair it - 24/7, 365 days a year. Engineers dispatched from Hampshire, London and Manchester, with a 4-hour emergency response under contract and a 24-hour job report after every visit.

Commercial HVAC repair is the reactive diagnosis and fixing of failed heating, ventilation and air conditioning plant - split and VRF air conditioning, chillers, heat pumps, boilers, air handling units and BMS controls. Rossair has repaired commercial HVAC since 1973, with F-Gas certified engineers on 24/7 duty rotation from bases in Alton (Hampshire), London (Aldgate) and Manchester.

What we repair

Commercial air conditioning

Split systems, multi-splits and VRF/VRH - refrigerant leaks, failed compressors, control faults, blocked condensate drains, iced coils. All refrigerant-circuit work carried out by F-Gas certified engineers with statutory leak records.

Chillers and heat pumps

Loss of cooling or heating capacity, pressure faults, pump and valve failures, glycol circuit problems. Diagnosis against the design spec, not guesswork.

Commercial heating

Boiler breakdowns, burner faults, pump failures, pressurisation units and plate heat exchangers - Gas Safe registered for all gas work.

Ventilation and AHUs

Failed fans and belts, seized dampers, heat-recovery faults, airflow loss. Includes kitchen extract and industrial ventilation plant.

Controls and BMS

Sensor drift, dead zones, plant running out of sequence, systems fighting each other. Often the smallest fault to fix and the most expensive to leave.

How a repair call works

  1. Call the helpdesk: One number, answered 24/7: 01420 566822. The fault is logged with site access details and symptoms.
  2. Engineer dispatched: The duty engineer travels from the nearest base - Alton, London Aldgate or Manchester. Contract emergencies get the 4-hour commitment.
  3. Diagnose, quote, fix: Diagnosis first. If parts are needed beyond the van stock, you get a price before the work proceeds.
  4. 24-hour job report: What failed, what was done, what to watch. If the failure was preventable, the report says so.

Where we repair

Commercial HVAC repair in London runs from the Aldgate office - City, West End, Canary Wharf and the M25, with out-of-hours access work a normal part of central London jobs. The Alton HQ covers Hampshire, Surrey, Berkshire and Sussex - the same patch our Hampshire maintenance teams work daily. Commercial HVAC repair in Manchester and the North West runs from the Manchester base. See also London building maintenance.

Repairing the same fault twice? That’s a maintenance problem

Most breakdowns we attend were preventable - dirty coils, clogged filters, slow refrigerant leaks and drifting controls that a planned schedule would have caught. If you’re calling engineers out more than twice a year, an SFG20-scheduled PPM contract is usually cheaper than the callouts it replaces - and it comes with the 4-hour emergency commitment built in. Commercial HVAC repair - common questions

How quickly can an engineer attend a commercial HVAC breakdown?
Under a Rossair PPM contract, genuine emergencies get a 4-hour reactive response, 24/7, 365 days a year. The helpdesk logs the call, dispatches the duty engineer from the nearest base (Alton, London Aldgate or Manchester), and a 24-hour job report follows the visit. Non-contract repair calls are scheduled subject to engineer availability - typically same-day or next-day in our core coverage areas.
Do you repair commercial air conditioning without a maintenance contract?
Yes. Rossair takes one-off commercial air conditioning and HVAC repair calls without a contract - many long-term PPM clients started with a single breakdown. Contract holders get priority dispatch and the contracted 4-hour emergency response; non-contract work is scheduled around them. After the repair, we will tell you plainly whether a maintenance schedule would have prevented the failure.
Which areas do you cover for commercial HVAC repair?
Repair cover is dispatched from three bases: London (Aldgate) for Greater London and the M25; the Alton HQ for Hampshire, Surrey, Berkshire and Sussex; and the Manchester base for Manchester and the North West. Multi-site clients outside these areas are covered under contract arrangements agreed at the outset.
What does a commercial air conditioning repair cost?
Typical UK commercial rates: a callout charge of £150-£300 depending on location and hours, engineer time from £70-£110 per hour, plus parts and refrigerant at cost. A failed compressor or major refrigerant leak on a VRF system runs considerably more than a control fault or blocked condensate drain. Rossair diagnoses first and quotes before repair work proceeds - no open-ended billing.
What happens when we call out of hours?
The 24/7 helpdesk answers, logs the fault and dispatches the on-call engineer - there is no overnight voicemail black hole. Out-of-hours cover runs 365 days a year from duty rotations at each base. Contract clients get the 4-hour emergency commitment around the clock; the 24-hour job report documents what failed, what was done and any follow-up needed.
Which HVAC repairs require an F-Gas certified engineer?
Any repair that involves the refrigerant circuit - leak diagnosis and repair, refrigerant recovery, re-gassing, compressor replacement, and work on split, VRF and chiller systems - legally requires an F-Gas certified engineer under the UK F-Gas Regulation. Rossair engineers are F-Gas certified, and leak-check records are produced for the statutory 5-year retention period.
Should we repair or replace a failed commercial HVAC unit?
Three triggers usually shift the answer to replace: the same component failing more than twice in 18 months; a system older than 15 years (typically using 25-40% more electricity than current equivalents); and refrigerant phase-out - R22 and R410A systems face F-Gas restrictions that make major refrigerant repairs poor value. Rossair gives a straight recommendation either way, backed by the repair history and the numbers.
