Commercial and industrial electrical contractors, in-house since 1973

Rossair delivers commercial and industrial electrical work with its own NICEIC-registered engineers - power and distribution, lighting, EICR testing, emergency lighting and fire alarms, EV charging and planned electrical maintenance. One contractor across electrical and mechanical, so the plant room has one accountable name.

What we deliver

Electrical contracting for commercial and industrial buildings

Rossair is an electrical contractor for offices, schools and colleges, NHS and care estates, industrial units and multi-site portfolios. We design, install, test and maintain the electrical side of a building alongside the HVAC and mechanical plant we already look after - so a distribution board upgrade, a new lighting scheme or a five-yearly EICR is handled by engineers who know the whole building, not a separate trade brought in for the day. Every installation is certificated to BS 7671 and the paperwork lands in your compliance pack.

  • Power and distribution - mains, sub-mains, distribution boards, 3-phase supplies and load assessments
  • Lighting - LED upgrades, new lighting schemes and controls for offices, classrooms, wards and warehouses
  • EICR and fixed wire testing with the remedial work done by the same engineers
  • Emergency lighting and fire alarm systems - design, installation, testing and servicing
  • Commercial and workplace EV charger installation
  • BMS and controls wiring for HVAC plant, interfaces and fire-alarm cause-and-effect
  • Planned electrical maintenance under an SFG20-scheduled contract, with reactive cover for contract clients

Chichester College Group describes Rossair as having supported the group "for some 20 years across mechanical, electrical and building services, including full environmental control and design" across all 11 campuses. That is what in-house electrical looks like in practice: the same engineers who maintain the heating and ventilation also test the installation, fix the faults and certificate the work. The Wembley Health Centre decarbonisation - a live NHS building taken fully off gas and onto electric heat - ran on the same principle.

Frequently asked

Questions about our electrical services

What electrical services does Rossair provide?
Rossair is a commercial and industrial electrical contractor. We install and upgrade power and distribution (mains, sub-mains, distribution boards and 3-phase supplies), design and install lighting, carry out EICR and fixed wire testing, install and service emergency lighting and fire alarm systems, install commercial EV chargers, wire BMS and controls, and run planned electrical maintenance contracts. All work is carried out by our own NICEIC-registered engineers and certificated to BS 7671.
Is Rossair a commercial or an industrial electrical contractor?
Both. Commercial work covers offices, schools and colleges, NHS and care buildings, hotels and retail. Industrial work covers warehouses, manufacturing units and plant rooms where 3-phase distribution, motor control, machine supplies and high-bay lighting are the norm. The engineers, the certification and the compliance pack are the same; the design and the risk assessment are specific to the site.
Is Rossair NICEIC registered?
Yes. Rossair is NICEIC registered for electrical installation and for inspection and testing, so Electrical Installation Certificates, Minor Works Certificates and Electrical Installation Condition Reports are issued under the scheme. Rossair also holds Gas Safe and REFCOM F-Gas registration and is Constructionline and SafeContractor accredited.
Can electrical work be included in our existing maintenance contract?
Yes, and that is the usual arrangement. Electrical PPM tasks - distribution board inspections, emergency lighting tests, fire alarm servicing and the EICR cycle - sit on the same SFG20 schedule as the heating, ventilation and air conditioning plant. One account manager, one compliance pack, and reactive electrical cover under the same contract terms as the mechanical plant.
Which areas does Rossair cover for electrical work?
Hampshire and the south from the Basingstoke HQ, Greater London from the Aldgate office, and everywhere within about two hours of Gloucester from the engineering teams based in Gloucestershire - Gloucester, Cheltenham, Stroud, Tewkesbury and Cirencester, plus Bristol and Bath, Birmingham and the West Midlands, Cardiff and South Wales, and Swindon and Wiltshire. Multi-site clients across the UK are covered under one contract with regional engineer cover.
How quickly can Rossair attend an electrical fault?
Contract clients get 24/7 reactive cover, 365 days a year, with response times set out in the contract and a 24-hour job report after every attendance. New enquiries are called back within one working day.
