What does a Rossair PPM contract include?
A Rossair PPM contract includes SFG20-scheduled planned maintenance visits across all building services (HVAC, ventilation, BMS, electrical, water hygiene), Legionella Risk Assessment (LRA) compliance documentation, F-Gas leak checks, 24/7 reactive cover with 4-hour response, named engineers, and a 24-hour job report after every reactive callout.
What is PPM (Planned Preventative Maintenance)?
PPM (Planned Preventative Maintenance) is scheduled maintenance carried out on a defined frequency to prevent equipment failure rather than waiting for breakdown. PPM is the industry standard for commercial buildings because the cost of prevention is materially lower than the cost of failure - both directly (callout fees, replacement parts) and indirectly (business interruption, statutory exposure). SFG20 is the de-facto UK PPM specification.
What is SFG20 and why does Rossair work to it?
SFG20 is the maintenance specification published by BESA (Building Engineering Services Association) and used across UK commercial PPM. It defines task lists, frequencies and grades (Statutory / Mandatory / Optional) for every building service asset. Working to SFG20 gives buyers an objective definition of what they’re paying for - and gives Rossair engineers a clear, audited schedule against every visit.
What is an LRA and when does my building need legionella risk management?
A Legionella Risk Assessment (LRA) is the written assessment of legionella risk in a building’s water systems, carried out under the HSE Approved Code of Practice for control of legionella. It applies to all UK workplaces and many residential settings - any building with a hot/cold water system above 1 litre stored. Legionella risk management requires a written risk assessment, a competent person nominated to manage the scheme, and monthly temperature monitoring of hot/cold water outlets. Rossair includes LRA compliance documentation in PPM contracts, delivered via specialist subcontractors.
What is Rossair’s reactive response time?
Rossair commits to a 4-hour reactive response time under PPM contracts for genuine emergencies. The 24/7 helpdesk logs calls, dispatches the on-call engineer, and the named engineer attends within the contracted window. A 24-hour job report follows every reactive visit. Standard reactive (non-emergency) calls are scheduled within 1-2 working days.
Can Rossair manage maintenance across multiple sites?
Yes. Rossair runs multi-site PPM contracts across NHS estates, education campuses, FM portfolios and commercial estates. The model: one named account manager, regional engineer coverage, consolidated SFG20 schedules across all sites, central compliance pack and consolidated invoicing.
